You say that Wild Meadows is a "protected environment." What does that mean?


Guidelines for a "Protected Environment" are a set of standards that have been designed to create and maintain an enjoyable and harmonious living environment for all residents of Wild Meadows. Such an environment is dependent upon each and every resident acting in compliance with both the letter and the spirit of these Guidelines. The Guidelines are contained in the Homeowner's Reference Manual that is signed by each resident when moving into our community.

Is Wild Meadows a land/lease community; and if so what does that mean?


Yes, Wild Meadows is a land/lease community. What this means is that you, as a homeowner, lease the land on which your home sits. You pay taxes on the value of your home only and not the land. Wild Meadows pays the taxes on the land. The monthly lease fee is also known as the community fee. For this monthly fee, we will cut and trim your lawn, maintain the main roads, remove snow from the common areas, provide street lights and provide management of the community. In addition, you receive full membership privileges to the Wild Meadows Club House and use of all its facilities to include an outdoor swimming pool, barbeque area, shuffleboard and bocce courts. There is a large reception area for parties and banquets, a large screen TV, billiards, an exercise room complete with cardio equipment and weights, a spa room complete with a hot tub, an arts and crafts room, as well as a library/computer room. The community fee is $350.00 per month for all of the above.

What are the approximate taxes?

In Wild Meadows, you pay tax only on the value of your home. Total annual taxes in Wild Meadows currently range from approximately $558.00 to approximately $764.00, depending on the model home selected.

What utility companies supply your area?


The City of Dover provides the homeowners in Wild Meadows with water, sewer, trash removal and electric. These are billed monthly on one utility bill. The estimated cost for a two-person household, depending on use, is $100.00. Chesapeake Utilities supplies the natural gas in Wild Meadows. Again, depending on monthly usage and depending on what gas appliances are used, the estimated monthly bill is $75.00.

Within five miles you will find BayHealth Medical Center with a state-of-the-art hospital, The Women's Center and The Cancer Center at BayHealth. There are also numerous doctors' offices within this convenient area.
